Open-plan flexibility
The modern commercial office floor plan oscillates between open collaboration space and the need for private, quiet rooms. Operable walls resolve this tension without permanent construction. The space is fully open when retracted and fully partitioned when deployed, with no floor track and no visual intrusion when the wall is stacked.
For tenancies with variable headcounts or multiple teams sharing a floor, operable walls allow facilities managers to reconfigure meeting rooms, break-out spaces, and project areas as business needs change, without engaging a builder each time.
Meeting room privacy
Speech privacy in meeting rooms adjacent to open-plan work areas is one of the most common acoustic complaints in commercial offices. An operable wall rated at Rw 40 will render speech in the adjacent room unintelligible, adequate for most business discussions. For boardrooms, legal or HR meetings, or rooms used for sensitive conversations, Rw 45 provides a meaningful additional margin.
We provide acoustic test reports for all systems, which can be included in NCC Section J submissions and base building handover documentation.
Hybrid work and hot-desking
The shift to hybrid work has increased demand for reconfigurable commercial space. Rather than committing a floor plate to a fixed meeting room grid that serves peak occupancy poorly on low-attendance days, operable walls allow the same floor area to serve different functions across the week.
In practice this means: large all-hands space on Monday, subdivided into four meeting rooms Tuesday through Thursday, open floor plan on Friday. No construction, no tradesperson bookings. Staff reconfigure the space in under five minutes.
Integration with commercial fit-outs
We work directly with commercial fit-out contractors and their subcontractors from the design development stage. CAD files, track loading specifications, ceiling structure requirements, and acoustic data sheets are provided in formats compatible with the primary design team's documentation. We coordinate directly with the head contractor on programme and access, and our installation team works in with other trades to avoid conflicts on site.
For tenancy fit-outs in existing buildings, we can assess base building ceilings for track support capacity and recommend remediation if required, saving time compared to discovering structural issues during installation.
